Course Overview:

This course will provide the core foundations for successful real estate investment.  Becoming a real estate investor is fairly easy – just go out, buy a property and boom you are an investor!  Unfortunately, it takes much more than that.  It takes skill, strategy, business acumen, active research on properties and communities coupled with finance and negotiation principles just to become a valued competitor in this high rising field.

Course Outline:

Lesson 1: What is real estate investing and why should you start?

Lesson 1 defines real estate investing, the pros/cons, real life examples of investments, success stories, and the multiple benefits of real estate investing from a beginners’ point of view.

Lesson 2: Real estate investing 101

This lesson introduces real estate investing foundational principles beginning with the multiple benefits (tie in from lesson 1), market & demographic analysis, partnerships and funding, how to locate properties, bidding, negotiation, closing and marketing.

Lesson 3: Flipping vs. Investing

Lesson 3 defines real estate flipping and the major differences between flipping and investment.  Real estate flipping is hugely different from real estate investment in that flipping is a short-term for profit project, while real estate investing is a long-term wealth strategy investment aimed at wealth creation and steady income.  

Lesson 4: Three things that make a great real estate investment

This lesson covers the three main ingredients to a successful real estate investment.

Lesson 5: 10 top mistakes for real estate investors

As a real estate investor, it’s important to know what not to do when it comes to real estate investment, as it is to know what to do to either make or break your real estate investment.  This lesson provides key mistakes most novice investors make and how to avoid such mistakes for continued success.

Lesson 6: Exploring real estate investments: Types of real estate investments

Lesson 6 defines the various types of real estate investments and provides the most important criteria in the selection process.  Since each type of real estate has a different set of influencers with the most important criteria (aside from location, location, location!) is the type of property and how the property may or may not perform in the next 5-10 years.

Lesson 7: Real estate investing through REITs

This lesson defines REIT (Real Estate Investment Trusts) and the multiple benefits of REIT company  including special tax status in which this lesson will cover extensively.

Lesson 8: The power of negotiation

Lesson 8 introduces the fine art of negotiation and provides various negotiation strategies for the ultimate winning deal.

Lesson 9: Finance 101

This lesson provides the top five ways to finance a real estate investment including the most popular traditional method. 

Lesson 10: Bringing it all together

This lesson provides a high level review of the key points of real estate investing.
